Astrantia has dealt with the complexities of buying and selling homes off-plan for many years.
When agreeing to buy a property that has not yet been built, one cannot rely on inspection. One has to rely on the strength of the contract documents to describe what is being purchased. We treat these documents with particular care.
Astrantia considers the developer’s legal title to create the property and rights to be granted; whether the legal rights of any third party are being infringed; whether planning law and building regulations are being followed; what warranties are offered as to the standard of construction; what recourse the purchaser should have in the event of defective building work; and in short, whether the legal title being sold is likely to be marketable when the buyer comes to sell in the future.
Our experience of acting for developers in this field as well gives us a good insight as to what may or may not be achievable from a buyer’s point of view.
