Building Regulations are a set of rules, quite separate from those relating to planning consent, setting standards for the design and carrying out of building work.
The rules purport to be formulated to promote health and safety in buildings, the conservation of fuel and power, and the provision of access to buildings by those with disabilities.
Approval under the Regulations has to be applied for quite separately from planning consent. The grant of planning permission for work does not count as approval for the purposes of the Building Regulations.
There are procedures allowing local authorities to require the rectification or removal of defective work, especially where it might constitute an imminent danger to health and safety.
