Newly-built or converted properties are always subject to drying-out and settlement, as well as minor "snagging" issues which will require some cosmetic attention.

 

 

When negotiating purchase agreements we will seek to reach a clear agreement with the developer as to how such issues will be dealt with after completion.

 

 

 

 

In the majority of cases new properties should have the benefit of NHBC or similar structural warranties. Whilst the first point of contact should always be the developer, we can advise on recourse under these guarantees if necessary.

 

 

 

Developers are usually subject to separate agreements with the providers of such warranties that they must undertake work required; nevertheless there is anecdotal evidence that negotiations with scheme providers can prove difficult, so you should obtain legal advice at an early stage.

 

 

If ultimately necessary, our construction department can assist you to resolve disputes in connection with alleged defective building works.
